Reservation Policy


* All of our main building rooms and villa rates are for double occupancy excluding Sedona Suite and Wilderness which are for up to 4 guests.

* The Red Rock Suites rates are for up to 4 guests excluding the Supai Suite which is for up to 6 guests.

* All Maximum occupancies include children and infants. If you show up with more people than your room can accommodate you will be required to rent and additional room or forfeit your reservation and any payment made.

* There a $15 crib set up charge. We do not have extra beds or roll away beds.

* There is a $25 per night extra person charge for any extra guests (including children and infants) in rooms that can accommodate them (Sunset and Purple Lizard only).

* Weekends and some holidays require a minimum 2 night stay.

* Rates do not include 6.325% tax

* Check-In time is 2 p.m. to 5:30 p.m. Early Check-Ins will be permitted AFTER 11:00 a.m. if your room is ready. Late Check-Ins can be pre-arranged when needed.

* Check-Out time is 11 a.m. We are unable to accommodate late check outs from your room but you are more than welcome to relax in our common areas including the pool area after check out.

* No pets are allowed. Anyone who attempts to sneak animals into their room will be charged a minimum of $150 cleaning fee and the animal will be removed from the room.

* Smoking is only permitted in a designated area outside in the courtyard garden away from the main building. Anyone who smokes in their room will be charged a minimum of $150 cleaning fee.

*CANDLES & INCENSE BURNING: Due to our insurance regulations and for the safety of all guests as well as to prevent unique odors from building up in guestrooms, we regret that we cannot permit guests to burn flame candles or incense of any kind.

* Free wireless internet is included in the price but is not guaranteed. We are in a rural area with good internet access but we can not guarantee your device will connect to our system or that it will be available 100% of the time.

* All gift certificates, gift cards and discounts must be redeemed at time of booking

* Only one discount or package is allowed per reservation

* No other discounts will be added to last minute rates

* VISA, Master Card, American Express and Discover are accepted.

* Guests are responsible for any damages they or their visitors incur

* Cancellations require 15 days notice prior to your arrival date. If your booking is for more than 2 rooms or for more than 5 days, cancellations require 30 days notice prior to arrival. If the cancellation is made prior to the required time, the charged amount will be refunded, less a $25 per room cancellation fee. If in the unlikely event that you must cancel your reservation with less than 15 (fifteen) / 30 (thirty) days notice we will make every effort to re-sell the room. If we are able to re-sell the room, you will be credited for the rate we are able to resell the room for, less the $25 cancellation fee. In the event we are unable to re-sell a canceled reservation, a non-transferable one time use gift certificate good for 3 years will be issued for a future stay. This only applies if you book directly with us and does not apply to reservations booked through online travel agents such as Expedia or There will be no credit issued for changes in group size or room size if made within 15 (fifteen) / 30 (thirty) days of your arrival. If you must shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

* 50% of the total charges will be charged to your charge card on the day of your booking and the balance will be charged to your charge card 15, of if applicable, 30 days prior to your arrival. If it is a one night booking, 100% of the room charge will be charged to your charge card at the time of booking. If the booking is made within 15, or if applicable, 30 days prior to your arrival date, 100% of the room charge will be charged to your charge card at the time of the booking.

*If you wrongfully dispute any credit card charges with us, you will be charged for any expenses incurred by us to prove your false claim and any gift certificates issued or pending for canceled reservations will be void.
